Bringing Morella
to Life

Morella is the newest and most forward-thinking community in the Gallaher family portfolio — a boutique Continuing Care Retirement Community in the heart of Petaluma, Sonoma County, offering 82 thoughtfully designed residences surrounded by resort-quality amenities, farm-to-table dining, and lushly landscaped grounds.
With construction underway and reservations open, the Gallaher team needed a way to bring Morella to life for prospective residents and investors before opening day. SPINE was brought in to build the visual world.

the challenge

Selling a Future
Before Its First Day

Morella was under construction. No photography possible. No completed spaces to tour. Yet the Legacy reservation program was open — and prospective residents needed to see, feel, and believe in the community they were committing to.
SPINE’s challenge: create a fully realized visual world, from the street-facing architecture to the intimate details of a private residence, accurate enough to earn trust and drive decisions.
  • 01Full photorealistic 3D environment across all six development zones
  • 02360° interactive tour with real-time navigation island-wide
  • 03Cross-platform: desktop web, mobile, and VR headset
  • 04Google Earth aerial photomontage for neighborhood context
  • 05Still renders for print, digital marketing, and sales materials

How SPINE
Builds Worlds

Every SPINE project follows the same rigorous three-stage pipeline — refined over two decades to keep clients aligned at every step. No surprises. No wasted revisions. Everything approved before production moves forward.

01

STAGE ONE
Geometry &
Camera Angle
A schematic model created from submitted CAD files and drawings. The Level 01 render verifies 3D geometry accuracy and locks the camera angles that will best showcase each space — before a single material is applied.
  • CAD files: site plans, floor plans, roof plans & elevations
  • Reference images and existing 3D files
  • Background and site photograph
  • Camera angle descriptions
LEVEL 01
LEVEL 02

02

STAGE TWO
Materials &
Lighting
With geometry approved, all production materials and lighting are applied. Client review at this stage focuses on material accuracy, color palette, texture fidelity, and lighting character — the foundation for final quality.
  • All materials, colors and textures must be submitted
  • Geometry and camera angle must be fully approved
  • Lighting time of day selected: dusk, day, or night
  • All background or context images submitted

03

STAGE THREE
Post Production
Enhancement
STAGE TWO
The final and most rewarding stage. Full environmental detail, landscaping, entourage, lighting enhancements, and cosmetic refinements are complete. The image is delivered at full production quality.
  • Approval on Level 02 including geometry and lighting
  • Additional accessories, vehicles, and entourage
  • Landscaping details and seasonal adjustments
  • Comments limited — the work is nearly complete
